Through the CTL Program, Largo can
provide low cost financing to borrowers looking for maximum
proceeds. CTL transactions allow owners of single
tenant real estate to use their tenant leases as loan
collateral, in order to finance the property based on the
strength of the tenant (greater than BBB-) rather than the real estate itself.
Our lenders will typically underwrite the deal to a low debt
service coverage of 1.0x - 1.05x. Largo can
provide competitive rates based on the strength of the
tenant, and offers an efficient way to get maximum loan
amounts without pledging equity.
